Assistant Director of Electrical and Mechanical Systems – Bowling Green, OH

The Assistant Director provides leadership and supervision on all delegated activities that directly influence building operations, maintenance, services, construction, renovation, energy utilization, sustainability, system standards, and project management.  Position initiates and maintains extensive contact with in-house staff, vendors, contractors, service providers and project managers.  Position demonstrates creativity, foresight, and sound judgment in determining program objectives and requirements, organizing programs and projects, leading personnel, and developing standards and guidelines for activities related to building and equipment management.
Essential Duties, Tasks and Responsibilities
Facility Operations Direct and manage University facilities maintenance operations and/or custodial services by providing leadership, oversight and professional direction to a comprehensive facilities program to include
• Construction projects, remodels, improvements, and renovations to university facilities. • Works with building personnel to inspect and report repair requests. • Systems to identify, forecast, and manage deferred maintenance needs, planned preventative maintenance, and routine maintenance. • Full implementation of computer system/software modules to streamline work flow and operations. • Recruitment, hiring, supervision, performance evaluation, training and development of a skilled campus operations work force. • Development of related policies, procedures, and processes for efficient and effective project, maintenance, and custodial operations. • Provides broad oversight to insure appropriate upkeep, maintenance and appearance of building exteriors. • Provide leadership and management oversight to maximize space utilization and maintaining/upgrading/renovating facilities. • Evaluates efficiency and effectiveness of operations. • Works with other University departments to develop and implement policies and train staff related to the emergency evacuation of and/or disaster management.
Capital Planning • Long range capital planning and project needs. • Serves on a management team for construction projects, which authorizes change orders, accepts or rejects completed work, authorizes payment orders, and works with consulting engineers and architects. • Collaborates with Capital Planning for space use in the facilities. • Works with Director to supply support information for annual budget and long-term capital expenditure budget.
Other Administrative Responsibilities • Responds to personnel and facilities emergencies. • Develops and implements policies and procedures that comply with OSHA regulations. • Serves on selected governance and event committees. • Administers performance appraisals.

Knowledge, Skills or Abilities • Strong communication and customer relation skills are essential • Available for calls, 24 hours and 7 days a week with appropriate response    time(s) and scheduling back up coverage for vacations, travel, etc. • General knowledge related to facilities and operations, construction and/or project management. • Supervisory experience and ability to work with diverse groups of people preferred. • Ability to conduct detailed and complex analysis • Problem solving skills demonstrating creativity and innovation. • Strong communication and customer relation skills preferred • Experience utilizing computer technology to manage business operations. • Possess a team-oriented approach towards the organization its mission and goals • Computing skills
Minimum Qualifications Bachelor’s degree required, preferably in Business, Engineering, Construction Management or similar operations related discipline. Minimum of one year of experience in operations required, actively participating on teams or projects in one or more of the following areas; collaborating on a project team, development or responsibility to ensure project timelines, budgetary responsibility, problem solving for effective solutions etc. Evidence of progressive and increasingly responsible leadership positions, with the daily operations in building management preferred. Must have and maintain a valid driver’s license and comply with the University’s vehicle use policy.

Salary Full-time administrative staff position.  Salary is commensurate with education and experience. Administrative pay grade 356.
